Property and Cancellation Policies
Short Stays (1–6 nights)
- Reservations may be cancelled free of charge up to 24 hours prior to arrival (14:00 local time the day before check-in).
- Cancellations made within 24 hours of arrival, or no-shows, will be charged for 1 night.
Medium Stays (7–27 nights)
- Reservations may be cancelled free of charge up to 72 hours prior to arrival (14:00 local time 3 days prior to check-in).
- Cancellations made within 72 hours of arrival, or no-shows, will be charged for 3 nights.
Long Stays | Flexi-Rent (28+ nights)
- A deposit equivalent to 7 nights is required to confirm the booking.
- The deposit is refundable if cancelled 21 days or more before arrival.
- Cancellations within 21 days of arrival will forfeit the deposit.
- No-shows will also forfeit the deposit.
Terms and Conditions
These Terms & Conditions apply to reservations made directly with Velea Serviced Apartments & Suites. By confirming a booking, guests agree to the following:
- Rates are quoted in USD and include applicable taxes unless otherwise stated.
- Valid identification (passport or Cambodian National ID) is required at check-in.
- A valid payment guarantee is required upon arrival.
- Check-in is from 14:00 and check-out is at 12:00.
- Early check-in and late check-out are subject to availability and cannot be guaranteed in advance.
- Apartment layouts and views may vary within the same category.
- Guests are responsible for any damage caused during their stay.
- Smoking is not permitted inside apartments or indoor areas. Penalties may apply.
- Cancellation terms vary according to the rate selected and are displayed at the time of booking.

SMS and Text Messaging Policy
We use a guest messaging platform to communicate with you regarding your stay. By providing your phone number during the booking process, you consent to receive text messages from the property.
Purpose: Text messaging may be used to send check-in instructions, access information, room readiness updates, and to respond to your requests during your stay.
Opt-Out: You may opt out of receiving text messages at any time by replying STOP to any message you receive. You will receive a final confirmation message, after which no further SMS messages will be sent.
Help: If you experience issues or need assistance, you may reply HELP or contact the front desk directly.
Privacy of Mobile Data: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.
